Manwa Development is an ongoing project for Architecture F+D=A.
Initially F+D=A provided a set of comprehensive, high-level and varying master planning options for the site, including low, medium and high intervention models included varying proportions of convenience retail, service retail, medical and hospitality uses.
The site had the added complication that it was not zoned for commercial development. Traditionally the area was residential, and the overall site consisted of a number of residential lots, some occupied, others not. However, the Great South Road area that this site occupies is clearly in transition. Development of Great South Road as a major, wide arterial route has determined that the area itself is not ideally suited for residential. Previously residential masterplans had been considered, however no matter how dense, they could not deliver a viable development proposition.
Therefore a major hurdle for the development was the Resource Consenting process, however this has now been successfully granted, and the project and F+D=A is ready for the next stage.
