Initially F+D=A provided a set of comprehensive, high-level, and varying master planning options for the site, including low, medium and high intervention models included varying proportions of convenience retail, service retail, medical and hospitality uses.
The site had the planning complication that it was not zoned for commercial development. Therefore, a major hurdle for the development was the Resource Consenting process. The site was also complex geotechnically. With a poor bearing peat substrate, this was also a major contributor to the development solution.
The units were unit titled, requiring the development of an economical two-hour fire separation detail between units.
